Can foreign nationals qualify for DSCR financing?

Yes, there are DSCR programs designed for investors who live and earn outside the United States. Because qualification leans on the property's rental income, a domestic credit history is often unnecessary; many programs accept a valid passport and visa along with credit references from your home country. Expect somewhat more conservative leverage than a domestic borrower might see, along with reserve expectations and, commonly, a United States bank account for payments. Closing in an entity is routine and often preferred for foreign investors. Available terms change frequently and differ by lender, depending on the program. Our foreign national loan page covers eligibility, documentation, and structuring in more detail.
