Why won't my bank count my Airbnb income?

Most conventional lenders underwrite rental income from a signed long-term lease or your tax returns. Short-term rentals rarely fit that box. Nightly income moves with the seasons, there is no long-term lease to review, and hosts who reinvest heavily often show modest taxable income even when the property performs well.

The result: banks frequently count STR income at zero, and a strong vacation rental can't qualify for the financing it deserves.

A DSCR loan solves this. DSCR stands for debt service coverage ratio: the property's monthly rental income measured against its full monthly obligation (PITIA: principal, interest, taxes, insurance, and association dues). If the property covers its own costs, it can typically qualify on its own cash flow.

How does Airbnb income qualify for a DSCR loan?

A full year of history matters because it captures both peak and off-season performance, so the qualifying figure reflects a realistic average rather than a hot summer month. Where market data is used instead, expect conservative adjustments for vacancy and expenses, so the qualifying income typically lands below your gross booking revenue.

What if the property has never been a short-term rental?

You can still buy it, or refinance it, with a DSCR loan. The current guideline: Purchases with no rental history can qualify using market-based projections; refinances generally require a documented 12-month short-term rental history.

There is also a conservative fallback: qualify on long-term market rent. The appraiser completes a market rent analysis (Form 1007) showing what the property would rent for on a standard lease, and vacant properties are fine. If the ratio works at long-term rent, you can close on that basis and run the property as an STR afterward, provided local rules allow it (more on that below). Many buyers treat the Form 1007 path as their baseline: if the deal pencils at long-term rent, STR income becomes upside rather than a requirement.

What's different about a short-term rental DSCR loan?

STR deals follow the same core DSCR loan requirements, with a few practical notes:

  • Leverage. The current STR guideline: Up to 80%; some programs apply a modest leverage reduction for short-term rentals. LTV, or loan-to-value, is the loan amount divided by the property's value.
  • Program notes. Expect stronger credit (often 700 or higher), additional reserves, and program-specific limits; some programs exclude multi-unit or rural properties and require documented operator experience on refinances. Seasonal income swings also make reserves a meaningful compensating factor on STR files.
  • Local rules are on you. STR permits, licensing, zoning, transient-occupancy taxes, and HOA restrictions vary block by block, and some cities limit or prohibit STRs. Underwriting does not verify that short-term renting is permitted at your address; confirming permits and HOA rules is the borrower's responsibility. Build that check into your due diligence before you write an offer.
  • Entity vesting. Closing in an LLC or other entity is welcome; a personal guaranty is typical.
