Who we are
Evoque Lending was founded in 2005 by Eddie Luhrassebi to serve borrowers that traditional banks overlook: real estate investors, self-employed professionals, and entrepreneurs whose financial picture doesn't fit inside a conventional underwriting box.
With nearly three decades of private, bridge, DSCR, and Non-QM lending behind us, our focus today is DSCR and Non-QM financing; programs that qualify investment properties on their own merits and offer alternative income documentation paths for borrowers with complex income. Guidelines vary by scenario and by state, so every conversation starts with the specifics of your deal.
How we work
We are a broker, not a bank. That means we match each scenario to the investor programs that fit it; rather than forcing every borrower through a single guideline set. Every program page and article on this site is reviewed by a licensed professional before it is published, and our published guidelines come only from approved program data.
