Can a first-time investor qualify for a DSCR loan?

Often, yes. Many programs welcome first-time investors because the property's rental income, not landlord experience, carries the qualification. That said, lenders may apply somewhat more conservative terms when a borrower is new to rentals, such as trimming maximum leverage or weighing credit and reserves more heavily. Owning a primary residence can strengthen the file, and a property with a comfortable rent cushion typically makes underwriting smoother. Requirements differ meaningfully from one program to the next, so being new is rarely a dead end; it mostly shapes which options fit.
